Townhomes
The structural design team has experience with multi-family residential townhomes and other multi-unit projects and their unique challenges which include: wood framing (flexible system) over rigid concrete podiums (mild reinforced or post-Tensioned podiums) mixed lateral force resisting systems which include wood shear walls, concrete shear walls, steel moment frames, wood diaphragms and concrete diaphragms. Townhouses have three to four levels of living space and may include a garage. The homeowner owns the structure and the land that it sits on. They may share a common wall between one or more units, so we work with the architect to ensure that the construction materials provide adequate sound-dampening between them.
